Introduction to Tenants Register Be a landlord is a very tough job. The New Zealand laws weight favourably towards tenants. The last thing a landlord wants is accidentally letting a tenant from Hell to occupied your property. The result of that could set your retirement goal back for months or longer.

At Kiwis World, we created a register for landlords to share their knowledge and experience of the bad tenants they have encountered. Users subscribed to this module have one year access to the database. they can search, contribute and upload support documents for sale. The owner of the support documents sold will earn a 50% commission from the sale.

This database is entirely contribute by other subscribe users. We charge a small fees for provide a platform, database storage and maintenance. We are doing our best to review, approve every records manually. The review process is to ensure no tenants' names and addresses will directly display to other users other than the record owners.

Promotion We are currently running a promotion, after you are subscribed to the Tenants Register module, you will earn $10 credits for every first time subscriber you referred.

How it works Subscribed users can search the database containing bad tenants other users shared. They can also added to the database if they encounter bad tenants and wants to share their knowledge. Support documents like Court Order, Tenancy Tribunal order etc are not share by default. Users would like to view them are require to purchase them. The support documents owner will earn 50% from the sale.

This is the process:

  1. You create a tenancy.
  2. You add one or more tenants with descriptions.
  3. Optional: You add one or more support documents to support the descriptions you described about the tenancy or the tenants.
  4. Submit for approval.
  5. We then review the records you submitted, make sure no tenant name(s) shown in the descriptions.
  6. Optional: We review the support documents, we black out the tenant's names in the documents, we scan and upload the documents to be ready to share.
  7. If everything is fine, we approve and encoded the records to the searchable database.

We will also do our best to monitor any abuse to the database. If necessary, we will ask for a copy of the tenancy agreement for verification before approve it.

How to search All searchable fields are encode into a series of characters, and the search phrase will also be encoded and checking to anyone of the searchable fields. If anyone code is matched, it will return a tenant's IDs as results. It is recommended to do the two or more search with different info you know about a tenant. For example, if you type in a "full name" of the tenant, it return a list tenants ID "5", "10". Then you search a "date of birth", it return only tenants ID 5. It is most likely that tenant with ID 5 is who you are looking for.

However, sometime the landlords does not have a complete info of the tenants. They might only have "full name" and a "driver's licence number". So if you search this two fields, and return a same ID, you are most likely found the tenant you are checking with.

You might wondering, what happen if my search returns more than one records of the same tenants IDs by searching "full name" and "driver's licence number"? This could happen when more than one landlords are sharing their experiences of the same tenant. We all know, tenants from hell will NOT only hurting one landlord.

We cannot guarantee the truthiness of all the records that are contribute by other users. However, we believed the records accompanied by some support documents will carry a little bit more weight. It is up to the users to make their own decisions.

Tips for the search Currently, there are FIVE searchable fields about a tenant. Tenant's Full Name, Tenant's Other Name 1 (if any), Tenant's Other Name 2 (if any), Driver Licence Number, Tenant's DOB (birth date). When you search for any of the first four fields, it is not CASE-Sensitive. When you search by Tenant's DOB, it must use the format "DD-MM-YYYY" eg. 01-04-1985.
